Wholesailing in the Boston area

I'm a newbie at real estate and I'm looking to see if there are others that can give me a few pointers to be a successful wholesaler. I don't see much members from Massachusetts or even when I listen to podcasts. I want to know if the Boston,mass market is different than others And what would be the best tactic to start my new venture. I can't tell you how pumped I am.

There are actually a lot of Mass/NH investors on BP. Where are you looking to start wholesaling - MA or NH or Both? There are a number of local networking events that you can attend to meet other investors (AREIA's, Black Diamond, etc.). I'm going to hold my next Unofficial BiggerPockets Boston Networking Event on Dec. 11th. If you're interested in attending, connect with me so you can get on my email list.

Hi @VLADIMIR LOPEZ

There is actually a strong contingent of locals here on BP from MA and NH.

Setup your keywords for stuff like MA, NH, Boston and stuff like that and you will see threads talking about topics in the area.

Several locals have done Podcasts here as well. @Ann Bellamy (Episode 9 I believe), @Mike LaCava (Which I think was #24) and yours truly on episode 43 released today:

To meet more locals and get a feel for the markets get out to some of the many good REI meetings we have around here. I don't know the NH ones as much but pretty sure there is good one in Manchester and there is one in Nashua. Getting into MA the NEREIA in Chelmsford is very good and @Mike Hurney has a couple meetings on the North Shore. @Justin Silverio is also doing a quarterly BiggerPockets meetup in Woburn with the next one being in December.

If you want to travel further there are lots of others around Boston and south of the city.

Thank you Shaun Reilly it sounds like you do very well on the Boston area. I will defiantly be looking forward to attending these meetings. Another ?, will I find solid cash buyers that I can get deals for because I'm pretty confident that I will have some motivated sellers lined up.

If you have deals you will not have much trouble selling them.

Way more hungry rehabbers around here then quality Wholesalers to feed them!

Right off I will be interested in anything you are getting in Eastern MA or Southern NH.

I'll have to agree with @Shaun Reilly , if you find a deal, the money will find you. Finding the deal is the toughest part. I've been searching for a deal for a couple of months now, but haven't closed on anything yet. I've put in a few cash offers on some MLS listings, but have been beat out every time. So there's a lot of competition out there.

Hopefully I'll meet you at one of the meeting in the near future.

Don't be discouraged Lou! It can take a long time and a LOT of offers to get going. Listen to the Podcast I just did and you will hear the ridiculous number of offers I had to put in to start getting some deals!

Welcome to BP, Vladimir.

There are lots of MA and NH BPer's. Just set your keywords as Shaun said, and you'll be notified when people post. There are MA deals posted occasionally also.

There are also many local meetings of investors, MA is a very active REI community, and NHREIA.com meets in Manchester. I believe the Nashua meeting has discontinued events, there was no event posted for November.

If you have a true deal, and go to a well attended meeting, you'll have no trouble selling it. You can even sell it easily by posting in the Marketplace here on BP. If it doesn't sell, then you'll know it is probably overpriced. And if you stand up at an event and tell them you are a wholesaler, you'll find plenty of people who want to be notified when you have deal.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers and all the cash buyers (rehabbers) you will need. Additional meetings are Rockland, Taunton and Cape Cod.

@VLADIMIR LOPEZ welcome! I've purchase wholesale but haven't done wholesaling. I recommend finding a local real estate investing club and going to their meetings. Another good option is to get into the databases of Boston wholesale dealers to see how they communicate with their clients and the types of deals they are offering. You can do that buy searching on Craigslist and signing up to their lists with a secondary email account. This will help you position your company so it stands out and is a step ahead of others.
