agree with @John Warren, $1,500 for treatment is way too high. This was a couple years ago so I'm sure prices have increased some but I was paying $100 for first treatment then $75 for the required follow-up treatments.

@Spencer Gray I'd switch to 506(c) now. The longer you wait to transition the more painful it will be because your investor base will be larger and you'll have more investors who might find it inconvenient to do the extra step of accreditation. So you might as well rip the bandaid off now. 

The advantages to 506(c) over 506(b) are tremendous because you can now publically advertise and, I believe although you'll want to confirm with your securities attorney, that your liability is lower because you no longer have to worry about keeping track of how you have established a pre-existing relationship with your investors like you do with 506(b). That's something you didn't mention above but it's a huge deal because it helps you with compliance. It's a no-brainer in my opinion. 

Re: your non-accredited investors, it's unfortunate they won't be able to invest with you on 506(c) but you could do a 506(b) offering later with them that's smaller or you could simply wait until they do become accredited to partner with them again. Either way, go with 506(c). Note --- this isn't legal advice and you'll need to talk to your securities attorney about all this.

I can't thank you all enough for the support you've shown my team and I throughout the past 5+ years. That is the largest reason we work so hard to bring you as much value possible at every turn. With that being said, our fourth Best Ever Conference will be no different.

@Michael P. I actually thinks it just sounds realistic because I know I'm going to die eventually so it by calling it a death clock it is a reminder for me to live to the fullest. That said, my wife prefers to call it my 90th b-day clock! :)

@Emily Hill great question. Here's what I do daily: 

- drink a liter of water with a scoop of wheatgrass as soon as I wake up (this helps me get ready for the day, wakes me up and hydrates me) 

- do some form of exercise - ride my bike around town, run, lift weights, play basketball, etc 

- read something - right now I'm reading a book on TED Talks to help me become a better public speaker 

- look at my vision board which is a big poster on my wall, the background on my phone and the background on my laptop (it would be impossible to miss it!) 

- look at my death clock - I have a countdown clock that counts down the days, hours, minutes and seconds to my deal (I picked my 90th b-day) - it reminds me that every second counts

And, each week I: 

- interview 9 real estate investors for my real estate investing podcast (been doing a daily podcast for over 1,800 days now)

- read something about apartment syndication that someone else publishes either a blog article, book, or read the transcript of a podcast
