Hi @Jaime penix, I currently moved to south Florida and I live in West Boca, so I'm used to seeing those deals. Those prices might not include the huge membership fee like mentioned by  @ Shawn M. However it would be cool to live on one. I think if you can find a realtor with experience with homes on courses they can tell you if it is always mandatory to have to purchase the membership. Are you looking for those types of homes? And what kind of investing do you do?

Thank you for the info @Aaron Montague. Yes it will take me a while to meet some contractors and get used to the types of properties down here. Just a question, I know it helps to have a re license but it is necessary to have one in order to wholesale. I've read stories that you can get into trouble. Thanks

Hi, I'm fairly new to wholesailing. I just moved to south florida and I would like to know if the process to write a deal is any different here. I started wholesailing in Massachusetts but didn't get far due to my move here to Florida. Any help would be great. Thanks

Thanks @Dev Horn. I hear what you say about ppl just looking to get lucky and I know one thing that great things don't come easy. But I have listened to about every podcast and I'm pretty educated enough to fight thru whatever it takes to be successful. I just had a question about tracking leads. What is the best way to track these leads in order to maximize my progress? Thanks again.

@johnchapman @andrewsyrois Thanks guys I did'nt even consider google voice but I will certainly set that up tonight. I was only concerned about maximizing the money I spend marketing. So I'm still new to marketing another question is how many times will I continue to send out the same list before I move on to more leads or alternate to another list and what is the best way to keep track of the leads. thanks

I have a question about trying to plan out a marketing strategie that works for me. I have a full time job in the car business and I am planning to do a direct mail campain but I want to not mail out too much based on the fact that I wont be able to answer some phone calls. I just don't know how many leads to send out in order to be able to handle most of the calls. I'm going to start with equity customers with about 40%-70. Any suggestions would be great with even the customers that I should send direct mail too. I'm using listsource.com and I'm doing surrounding towns based on where I live and work. Thank you

Nice I'm happy to hear there your getting some leads. I also have a wholesaling campaign set up and I should be ready to launch it soon. How often do you plan to mail out letters?
