Best advice I can give is to check out the Black Diamond meeting in Worcester.  I think that the next one out there (They alternate with their Waltham location) is probably January.

I just reset the frequency (for the 3rd time today :) ) so hopefully that issue will be fixed.

As always BP listens and helps out right away.

Customer service has never been an issue here!

Is there anyway to turn off when you guys "help" out by changing the frequency of how often I get keyword alerts if I don't happen to click on them for awhile since I can see from the headline that it doesn't interest me or god forbid I'm working and just skip it for a day here or there.

It resets to weekly so then I get this thing with hundreds of threads and I don't look at anything.

Additional peeve is that when I get something saying this is happening if I didn't have to go and try to reset it multiple times before it actually works it wouldn't be so damn annoying.

This is a great place to learn. Make sure to listen to all the BP podcasts, read the articles on the main blog and be active in these forums to learn a ton very quickly about any topic in real estate you want to know more about.

This is also a great place to meet people that can be assets to your business. Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.

Besides doing that on here make sure to get out to some of the many local investor events we have. My favorite is the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next Waltham meeting is in July). Other ones in and around the city are The Boston Wealth Builders in the city, the Boston Area REIA in Medford and the Boston REIA in Dedham. Many other options north and south of the city as well.

Besides doing that on here make sure to get out to some of the many local investor events we have.  As mentioned Mike's meetings are right there for you and Justin's quarterly meetup is good, it will be onsite at one of his new construction places next month.  It is a little more of a hike but I like the Black Diamond meeting in Waltham (Alternates each month with their Worcester location, which is tonight, with July being in Waltham).  Lots of other options north and south of Boston as well.

Besides doing that on here make sure to get out to some of the many local investor events we have.  The NEREIA group is a good one so you should try to get to that one each month.  Up your way is also the NH RE Mastermind in Nashua and you might want to look at The Boston Investor's quarterly meetup which will be onsite at a rehab project in Andover.  Black Diamond is great!  They are in Worcester this month and Waltham next month, worth trying to get to both if you want.

Going further South the South Shore REIA by the Cape and the House Flipping Meetup in Plymouth. Also my personal favorite is the Black Diamond meeting in Waltham (Alternates monthly with their Worcester location with it being in Waltham in July [Worcester is tonight if you are ambitious]). Many other options around and north of the city.

I agree with Russell.  Family is a protected class and especially if they get formal custody you won't get anywhere with any judge if it got to court.  Even if the arrangement was informal at best you might get a little bit of leeway with the absolute most landlord leaning judges.  At that it would probably be them saying they need to get formal custody...

If they are offering to null the lease and sign a new one adding the minor as a resident and offered to pay a little more I'd say a-okay to them on that.  Since you guys pretty much don't have a leg to stand on to say no, at least this way you can get a little extra rent and can formally add the minor to the lease (no recourse there but still prudent to have all residents listed) and can ask for some proof of identity and age (possibly some kind of school ID or birth certificate since she won't have a license yet).  Good to know her exact age and DOB so if she stays past her 18th you can add her to the lease as an adult, that you then would have recourse against.
