Property Management Software

Hello, we are currently house hacking a duplex in Greenville, SC and have been using RentRedi as our management software to handle payments and leasing. It has worked so far, but there are few things about it that we've had issues with (security deposits, rent receipts, etc.). Does anyone have any other suggestions for a good management software?

    Hello Shane, we did a trial of RentRedi about a year ago back when our company was considering a switch. One great feature that many might find useful is their integration with Latchel to help manage maintenance requests. However, we found it to be lacking in a few ways. We ultimately switched to Buildium as it was more comprehensive and had a large number of integrations with 3rd parties. The starter plan is currently at $55/mo. Doorloop is also a great management software. Their pricing starts at $59/mo with a $29/mo introductory price for 2 months or so. I would recommend either. However, as you're house hacking and may be starting small, there are a few cheaper options out there without all the extra features. Baselane doubles as property management software and a banking software, with unlimited subaccounts. It's great for separating accounts. I am not sure if they handle maintenance requests, but if you're starting small, you may not need this.

    Depending on the size of your portfolio, I suggest considering either "PROPERTYWARE" or "INNAGO":

    Propertyware is ideal for larger portfolios, offering customizable and automated reporting features.

      Innago has been very effective for me, enabling property marketing, conducting screenings, and managing rent and maintenance requests.

      Daniel, thank you for the information! I will definitely take a look into those. For right now, we don't need any extensive features, but just want the software to be a little more user friendly and RentRedi seems to lack a few simple things that we would like in a property management software. For example, RentRedi gave us some trouble in refunding a tenant's security deposit and the customer service representatives also notified me that there is currently not a way to refund a tenant's security deposit after 6 months once the deposit is made which concerned us with long term tenants.

        Hey Shane, 

        I also have a smaller portfolio. I currently use Avail for my two properties and its been pretty seamless for me. It connects everything to your own bank accounts and is basically the middle man for setting up payments, leases, and other types of payments. It also sends updates via email and text for monthly rent payments and more which is nice for communication and you can have tenants 

        I would highly recommend checking it out

        Hi Shane, 

        We currently manage about 500 doors in the Milwaukee area and use Appfolio. It is user friendly and the reason we love using it is that you can do all management from an app on your phone if needed. It is affordable and user friendly. I would recommend trying it out!

        Any recommendations for a PMS that syncs well with AirBnB, Vrbo, Booking and Furnishedfinder?  My wife and I own and manage 5 units as MTRs, and while it is certainly doable to manually update calendars across all the platforms (don't get me started on the deficiencies of iCal), we are looking to build a good foundations for future scaling as things are going well. 

        We use and are happy with Avail as a lease management platform for when we get a FF renter, but it doesn't play well with the OTA booking platforms (which are becoming greater sources of residents for us). Stessa does an adequate job replacing Quickbooks for our modest portfolio.

        Any and all suggestions are appreciated as so little of the support market is focused on MTR.  Thanks.

        If you only have the one property, I would suggest scraping the software and use excel or do it by hand. It is easy enough and you won't have the expenses.

        Quickbooks syncs with Airbnb payments but no property management softwares sync with it.  My wife is a bookkeeper and all her clients use Buildium but that too doesn't sync.

        Ive used Avail and its done what I need it to. $7 a month per unit, so I started looking for something that covers multiple units in one. Following for others recommendations, Im considering TurboTenant now, as I've heard Rentredi isn't great.

        @Shane Bishop For something simple I would recommend Innago. We use it for our house hack and for our LLC. It's fairly easy to use for both Landlord and Tenant. Setup a test account and run through some of your issues you currently have and see what results you get. Good luck!

         We decided to use Innago! I really like the lease template option with the fillable boxes. The app has given us a little trouble, but the online software seems to work great.

        INNAGO - this software has worked out great for me. It allows me to not only market my properties, but also obtain applications/screening, monthly payments and maintenance work orders along other great features.

        We use a software called ScheduleMyRent.com it is free the only charges they take is $2 per rent a payment through there portal. It also has maintenance we have been using it since 2019 with out much hassle. It even exports to QuickBooks. If you give it a try let me know what you think?
