New Investor in San Antonio, Texas
My husband and I formed our real estate investment company in January 2014, and our goal is to fix and flip houses in the San Antonio, Texas market.
We are new to the investing world, but we both have over 20 years experience in real estate and home building. My focus is on the sales and marketing facet of the industry, and I recently obtained my real estate license as well. My husband's background is in the construction, purchasing and estimating side of construction.
We are excited to get started, and learn all we can from everyone on Bigger Pockets!

@Amy Haverlah Welcome to BP. I do some wholesaling in the San Antonio region (mainly sub 2 deals). Let me know what your guys criteria is and if I come across a property that meets it, I can let you guys know. Also, if you guys have any questions let me know and I will do my best to answer them, or at least point you in the right direction.

Thank you for your reply. We are looking for deals with an ARV up to around $250K. We may look at higher end houses as we gain experience, but we don't want to start with a $400K house and get stuck with it for months on end. We are interested in all areas of San Antonio except the true "war zones."
Also, we have a million questions come up all the time; so, I will take you up on the offer of advice. LOL.
1. Do you have a Title Company that you use in the San Antonio? We need to find one to use.

For title company, I used Mission on a deal earlier this year. It was a double closing, and it went smooth as butter. I don't have the address, but it was right by the airport. I believe NetWorth uses them too, because I saw a couple of NetWorth flunkies hanging around the lobby.

Wow, you guys have the PERFECT combination of experience and skills to do WELL in RE investing. We've found that the people that do well don't think of themselves as "wholesalers" or even "investors". They are real estate SOLUTION PROVIDERS for people that want to sell their house. They do marketing, get leads, find out seller motivation and needs, and they MATCH the seller's needs to a solution that is best for that seller. Might be simple cash purchase. Might be a listing. Might be Sub2, owner financing or lease option.
I see too many people generate these EXPENSIVE LEADS (be prepared, Bexar County is one of the HOTTEST markets in the U.S. right now) and then they throw away 95% of them looking for that one "wholesale" opportunity. What a waste. You guys have the opportunity to do it right and offer a solution for EVERY seller that contacts you. Good luck!

We're from the San Antonio area and relatively new to real state investing and BP, too. It's nice to see another husband and wife "tag team." We're members of the San Antonio REIA so if you don't already belong to one, or are interested in checking out others, you can find it at meetups.com.
