Post: Anyone experienced with Z-Buyers?

My experiences with Z Buyer have been horrible. The leads I have gotten from them are were total crap. Either the sellers were retail sellers that weren't motivated or they would be false leads (they would claim that they didn't fill out anything saying that they didn't have any properties they were wanting to sell). Steer very far from these guys as they will try to lock you into a monthly membership as well. I have wasted over one thousand dollars with these guys over the last few months with nothing to show for it.

I am having the same issues as well. I try to post at least one "We Buy Houses" ads a day from various different email addresses and almost all of them get "ghosted" before they even get posted. Any suggestions would be appreciated.

@Rose C. I would recommend starting with your local REIA (Real Estate Investing Association) and asking around to the different investors what they are using and what title companies that they are using to close their deals. That is a wonderful place to start. Also, and this requires a lot more work, call every title company in your target area and ask if they do contract assignments and double closings. That is where I would start.

@Amy Haverlah Welcome to BP. I do some wholesaling in the San Antonio region (mainly sub 2 deals). Let me know what your guys criteria is and if I come across a property that meets it, I can let you guys know. Also, if you guys have any questions let me know and I will do my best to answer them, or at least point you in the right direction.

Is any sort of "Rent to Own" program legal in the state of Texas? I see a lot of investors doing this sort of thing, but I am not sure how they are structuring their deals. If this sort of thing is legal, how do you go about structuring these sort of deals?

@Seth Teel I in the process of putting a team in place to invest in San Antonio (the Austin market is too crowded with competition) and will putting out mailers for San Antonio today. I mainly focus on subject - to deals, is Independence Title familiar with working those types of transactions?

Another option, would be to tell the agent to add her "fee" to the purchase price of the property. It could go on the HUD as a "consultation fee".

@Bill Gulley CFD's are actually legal in Texas. The problem is, is that you have to have a whole host of disclosures signed by all parties and the bill that is being referenced to does not say what those disclosures are.

@David T. Always check with an attorney if there are any questions before moving forward. Keep us updated on what you find out. I would love to know what the results are.
