Hey thanks for the post about the fund! That said, just to clear up a couple quick things:    

First, I AM investing in the fund. I invest in all of my funds. I think the docs say that we don't "Have" to - but I am. I mean... that's the whole reason I got into this - I make too much money and need to invest it somewhere I trust. And I trust myself and my team ;) Anyway - I'm in! 

Secondly - I'm not sure where 10% came from for fees. The acquisition fee is 2.5% upfront, not 10%, and that's fairly standard across syndications and funds. Some are lower, for sure, but mobile home parks have significant upfront costs that apartments don't, so it's designed to mostly cover salary overhead. There is an asset management fee as well on the income collected (which is also standard), but the targeted returns have those fees already assumed and accounted for.  So while I'd love to take a 10% upfront fee and be able to afford another dozen team members, that's just not the case. Hope that helps clear some things up!

Ok - i'll admit, the subject line of this post is a bit sensational.  

I'm not going to jail. Not for this anyway. (But maybe for my killer dance moves.)

But here's the question i'll pose to the BiggerPockets crowd. 

(I'm working on a new book on Multifamily for BP, and I'm in the chapter on Zoning, so I thought it would be good to get some additional perspective!)

If I want to buy a duplex... and I find out that it's located in an area where the zoning only allows for single family (or, let's say, multifamily is maybe allowed BUT this duplex clearly was converted from a single family house years ago without permits) - obviously this is a "non-conforming property." 

So my question is: what are the downsides of this? Like... has anyone ever heard of a government forcing someone to turn their property back to a single family house after its been carved up? I assume most cities operate on a sort of "don't ask, don't tell" policy, but maybe that's just my experience.  Could a landlord who rents out his "illegal duplex" (i.e. an old house that has been converted) get in any kind of trouble, or would they ever be forced to fix it? 

I'll admit - i have several properties like this. I call em "monster houses." They can cash flow like crazy - but what are the legal / financial risks?

Hey @Jason H. and everyone else! 

So sorry for the bugs in the new calculator! This was a mistake- the new version was suppose to be hidden in Beta mode for testing, but it seems to have been made available for more than just the few select testers. As Michael said in the thread above, you can use that link to access the old calculator, and we'll be pulling the new one as soon as possible while we work to fix the bugs. I am actually REALLY excited for the new calculator and what it can do (though, side-by-side is still a little-ways off!). We just accidentally put the cart before the horse! :)

Hey @Svetlana Helms- while I don't have a super solid pulse on the Elma market, since moving to Hawaii - I do still have rentals all over Grays Harbor (not in Elma, though.) Personally- I like Elma. I'm not worried about it, even if a recession hits. People will always need to live somewhere, so as long as you're providing a good property at a fair price, you'll always beat the 70% of people who provide crap properties or charge too much!
