Happy to be here
Hello! My name is Aaron Raffaelli, and I am a brand-new investor from metro Detroit. A couple of weeks ago, I came across an awesome off-market deal on a hundred-year-old house a few weeks ago and thought all I had to do was renovate it and I would have myself a nice little home to live in long term. Little did I know I was going to stumble across some books mentioning bigger pockets, start listening to their podcast, and make a post saying this house is now going to be a fix and flip! The cash I make from this is going to fund the first of many house hacks, BRRRs, mid-term rentals, and whatever other markets I find myself in. Thanks everyone for being right here with me on this journey!
Welcome! Sounds like you are on the right track and at the right place here.

There are some resources available for flippers. I recommend educating yourself as best you can to avoid some common mistakes. Also, have a back-up plan in case the market turns and you can't sell for the price you anticipated.

Hey Aaron - that's so exciting and love that you're pursuing the fix and flip strategy. This is only the beginning - many more investments to come! Best of luck on the renos for this Detroit property!

Thank you! Just out of curiosity, do you and River Sava work for BP?

Quick question,
As a PM specialist around Detroit, what city/area would you recommend a brand new investor start out in. I want to do section 8 detroit, but i feel like i have to start out with something less risky to build a base. thank you

I just a saw your post from yesterday talking to someone about the Classes you can expect around detroit, and that did help me get a better understanding, but it did bring a new question to mind.
Is there any way to easily find out what areas around detroit are what class? Obviously areas like bloomfield hills are class A and most of detroit is class D, but how do I go about finding what to expect in other areas. So I just look up what rents are and figure the more rent the higher class? If so, what rent ranges are what class? Thank you for your help,
Aaron Raffaelli

@Aaron Raffaelli we call all the cities that touch Detroit, the Ring Cities - except the Grosse Pts.
These cities are mostly Class B and are solid rentals.
Detroit overall has gentrified to Class C, but at least a third of the city is Class D still.
Check out the interactive map on our website and watch for whats coming...
