Hey DeBret -

It is possible. Have you looked into partnering with other investors? That could be an option for you, as some lenders will take the higher credit score

Hey Roy -

Congrats on your success! For foreclosure connections, I'd look into local wholesalers or auctions. Also, if you goal is to continue scaling, a real estate CPA could be a great resource for accounting and tools like DSCR loans can help your grow quickly, especially for cash-flowing properties.

Hey Keonhee -

Austin can tough market for cash flow, but areas between Austin and San Antonio or up toward Dallas might be worth looking into. Focus on neighborhoods with strong rental demand and growth potential.

Also, make sure your numbers work—factor in all costs, including rehab and holding expenses, to stay under 70% of ARV. I suggest starting with a smaller single family property, and build from there. A good team (agent, contractor, lender) is also going to be key. Good luck and happy to connect!

Hey Najeh -

Sorry to hear you’re dealing with this—appraisal discrepancies can be a pain. It might be worth digging into both appraisals to compare the comps and see if there’s a case to challenge the lower value. Your lender should be able to help dispute the appraisal if there are clear inconsistencies or missing information, especially now that the property is rented and generating income.

It might also be worth exploring other lending options, as some lenders have more flexibility with appraisals or different processes that could work better for your situation. Good luck and happy to connect with you!
