Unprofessional opinion- For me personally I would not want to live in a condo. HOA have all weird rules. Doesn't even feel like you own your unit sometimes. Fee's are also expensive for nothing (using nothing loosely).

However ever if the numbers are done correct, you can buy one for a good price, live in it for a few years then sell it at a profit ish (Covers what ever extra you paid into the unit) to then migrate to a home instead of renting.

This is if you purchased at a good price.

For investment only?? You can definitely find some gems to flip and make really good profit. 

Don't sleep on condo's on flips.

Agreed. Alot of investors I know from California are mostly going out of state to find deals both to flip and to hold.

I would say if you vet the tenants appropriately no dog should commit that much in damages.

Easiest way is the Tate method. This is a more unpopular approach. If you have 5 trusty family members or friends and you guys can gather your cash. You can buy alot more properties in a shorter time frame. Yes you take a pay cut but your purchasing power increases. 

There is more to it but definitely worth looking into.
