Hello from Wisconsin
Hello Bigger Pockets Community,
I am excited to be here, to learn and hopefully be a resource for some of you. I am taking the leap into real estate investing. I'm in a position with some equity and liquidity to start building my investment portfolio. I have quite a bit of experience in real estate and RE management, I hope that's is where I can be an asset to some of you all. To start with what I have to offer, I am a facilities director and project manager. Annually, I manage multimillion dollar construction projects and operations of a large scale facility. I'm also a real estate agent, have been a landlord, leasing agent, and property manager. With all of these tools I felt like I have what I need to be comfortable with running my own properties.
Now for what I am looking for and my goals. I am located in Sheboygan Wisconsin about an hour north of Milwaukee. I want to start to build my portfolio to a point that I can jump into real estate sales full time but still have some cash flow I can rely on. Eventually, my goal is to scale into the development world, but in the meantime, I am looking for my first couple deal. SFH, duplex, fourplex...etc is everything I am interested in. I have great relationships with contractors and other trades to do rehabs, so nothing is off the table. Most important to me is equity, to continue my growth.

Welcome to the show, Sean. Your background is a fantastic foundation to get started in 2025. If the prices work where you are, I think with your experience, you could go right into a four-plex and do fine, especially if it was light to moderate value-add because of your knowledge and connections. Find some local meetups where you can add even more value and on here, use your experience to weigh in. Good luck!

I am always a big fan of sailing downwind, you can take that in the context of what the market offers at any given point in time, or geographically - meaning the type of inventory Sheboygan County offers.

Hey Sean welcome to the group! I am actually also from Sheboygan and I have been at this for a few years now. We have a few multifamily and single family properties between Sheboygan and Sheboygan Falls. Honestly I love doing real estate especially in this area because of the strong manufacturing presence and strong wage growth. One resource I have used is the Lakeshore Landlord Association. Their members are a bit older but some of them are looking to start transitioning out of real estate and are making off market deals at the monthly meetings. This could be an opportunity to get into the game in the area.

Being in Sheboygan, you're in a market with great opportunities for SFHs, duplexes, and fourplexes. I feel the Milwaukee market is getting more competitive every year. Sheboygan I feel still presents some good opportunities.
Given your focus on equity and scaling for future development, targeting properties where you can force appreciation through value add renovations seems like a natural fit. It sounds like you're looking to balance immediate cash flow with long-term equity growth, which is a solid strategy.
A few ideas to consider:
Local Networking: Connect with other investors in your area or in Milwaukee who might have deals they can't take on themselves. Building relationships with wholesalers and attending local Milwaukee REIA and Rental Property Association of Wisconsin meetups could surface off-market opportunities. I'm sure there are some on the Sheboygan area. I frequent the MKE events.
Leverage Your Skills: Highlight your project management expertise and strong contractor relationships when negotiating deals. Sellers or JV partners may value a hands-off partner who can handle rehabs.
Start with a Strategy: Whether it's BRRRR (Buy, Rehab, Rent, Refinance, Repeat) or simply flipping properties to build capital, define a clear path for your first few deals that aligns with your long-term development goals.

Thank you for the feedback Pat. I spent a number of years in Milwaukee, that's where I had my first rental property and gained a lot of my RE experience. I love Milwaukee but it has become very competitive. I was part of the WiscoREIA when I lived in Madison and I am looking to get back into similar group. Welcome Sean. I am not sure if you've been watching the inventory there much yet. I am in Madison, but set up a search in Sheboygan and Port Washington as we have some family in that area who thought could keep an eye on things and the entry prices are less (in Dane County the median MLS 4-unit sale this year is $603k with 31 sales and for Sheboygan Co. this year only saw 4 sales of 4-units noted, but a median price of $252k . From what I've seen, think you should have no issues finding something needing some updating to hopefully further build equity and push rents. Like in our area, most of what I see hit the MLS there goes under contract quickly, so would be nice if you can find someone selling off market. Good luck!
Welcome, Sean! I am an investor here in WI as well. Have you considered investing in Madison, WI. We have a great market for MTR's. Madison is also a great city to invest if you're looking to gain equity a bit quicker than other parts of the state. I love connecting with other investors, let me know if you ever want to chat!

Congrats on making this move. I've been investing in Racine for the past couple of years. I live in LA. I can tell you more about this. I don't want to say it's a bit far for you. I'm 2000 miles away!

Thanks for the comment Peter. The inventory in this area is very tight and there is never much between duplexes and massive multifamily complexes. Ideally, that's what I would like to get into developing 8 - 16 unit complexes that can fit on a smaller footprint. But I need to crawl before I run lol. Most of the deal that are in front of me now are not on the MLS. Let's connect, maybe I can help with your growth in the area too.

Hi Laura, thanks for reaching out. I actually lived in Madison for about 5 years before moving to Sheboygan. There is definitely great opportunity there. Once I am more comfortable with the process I will certainly look to span as far as I can. Lets connect and chat sometime!
