Quote from @Craig Parsons:

So after being strung along by a local credit union for 3 months my long term financing fell through on my fully rented and rehabbed mixed use commercial/residential building. Now I am in need of someone who can provide a true DSCR loan. Every bank I have talked to so far wants to include my personal income in the cash flow. This is a 2 story building with apartments upstairs and retail shops downstairs. NOI is $3500/month currently although it was only $3100/month officially for the last 12 months as all of the upgrades were not complete and it was not fully rented until August of 2024. Please post here or DM me if you want my business.

DSCR for Mixed Use is already really hard and then on top of that adding Rural its really going to be tough sledding.

How many total units (breakdown by Sq. ft and units resi vs. comm)?

Quote from @Wyatt Ferm:

No appraisal is interesting. All the hard money lenders I've worked with in the past (and the one I currently work for) deem an appraisal necessary for risk management purposes to insure AIV and ARV estimates are good.

Curious how you'd manage risk without one?

I'd mainly be lending in DFW. I am a licensed broker in Texas. I can figure out ARV without an appraisal easily.

definitely pretty common among Hard Money Lenders - just have to have a strong valuation team and expertise

One thing to watch out for is the financing aspect of it - could be a hurdle getting a loan if the transaction is "non-arms length" - i.e. between "Friends" - might be worth looking at seller financing too

Can certainly help with some of your questions and with getting started.  The terms you are looking to offer definitely appear reasonable and you should be able to get these offered out under a white label or table funding (maybe not all those terms at once, but likely covered through different options/programs, even with one lender)
