Hi Joseph, welcome to the Biggerpockets community! You've come to the right place to learn. If you are considering to invest in other cities for long term rentals, I personally suggest looking into the Columbus OH market. My out-of-state clients love it here because they are able to purchase deals at a very cheap price point and still meets the 1% rule. The macroeconomics is great - lots of population growth and job growth that's why the rental market is very strong. Happy to connect and answer any questions you may have.

If you're looking for investment properties, say multifamilies under $200k, Cleveland is a market worth exploring. Hey Joseph, welcome to BP! Cleveland is a great city for LTRs. Places like Lakewood, Old Brooklyn, Brooklyn Centre, Edgewater, Jefferson and West Boulevard are some places that'll be good to check out.
