@Edward Suess-Hassman You might want to explore other options and do some research. If you're open to considering other markets, I recommend starting in the Midwest. If you're focused on cash flow, Cleveland is worth considering, with cash flow around 10-18%

I’d recommend starting with local value-add deals to get a feel for the challenges of managing rehab projects. They can take up a lot of your time, so it’s good to understand what you’re getting into before diving in.

If you're interested in turnkey mid-term rentals, Cleveland is definitely a market to consider. The city is home to the Cleveland Clinic, one of the top medical centers in the U.S., which creates a great opportunity to leverage real estate for attracting travel nurses and other medical professionals. Starting with a turnkey cash flow rental is a great move for beginners. I'd recommend looking for either single-family homes or multi-family properties with 2-4 units. For a single-family, you'll typically need 15% down, while for a multi-family, you'll be looking at 25-30% down. Do you have a specific market in mind for your first property?

@Kyle Deboer, you need to be financially ready first before jumping into real estate. Aside from downpayment, you want to have a solid emergency fund in place, something that can cover unexpected repairs, vacancies, or any other random costs that pop up.I’d also recommend saving more than you think you'll need and keeping a close eye on your expenses. Monitor your spending habits to make sure you’re consistently putting money aside for both the short-term and long-term costs of real estate. Hope this helps!

Since you mentioned you're working 9-5, I’d suggest look into turnkey rental and considering property managers to help manage you’re property. Juggling between work and personal life can be tough, but having a property manager can take some of the pressure off and let you focus on your other priorities
