Possible campground for sale

Hello everyone! I'm hoping someone here can help me, if at the very least point me in the right direction on where to go. Rumor has it a campground is going up for sale near me, and its peaked my interest as to possibly trying to acquire it.

The thing is, I really don't have any clue as to well, anything when it comes to campgrounds. So I was hoping someone who's done this before could point me in the right direction on where to research and things I can do to see if the deal even makes sense. Full disclosure, one of the reasons I'm interested is because it was a campground that I went to when I was younger, and I know with some improvements it would be a HOT SPOT to go to. That being said I'm an investor first, and don't want to do the deal if it just doesn't make sense.

I would love any help I could get on this, because id like to try and jump on it before its even hit the market if possible, and get an even better deal! Thanks in advanced for the help/input!

This isn’t short term rental. This forum is for vacation homes. Should be an RV park forum of some sort.

You could make it short term, I suppose, if you buy and add cabins or do glamping options.  The host of the Real Estate Rookie podcast recent made an offer on a campground in NY.  See if you can connect and ask her what terms she was looking for, and more importantly (to me) what type of financing you'd find.  My personal favorite is seller financing, so you don't have to seek out a bank type of lender.  I am sure there is a specialty product out there, though, as there is for other types of property.  @Aaron Caminati

@Aaron Caminati - how fun!?  I recently saw a campground for sale that I went to when I was in HS and it really peaked my interest as a possible opportunity. Unfortunately it wasn't a great fit.  We're in the space full time and dedicated to it and I'd be happy to connect.

Sounds like you may wanna go into a partnership for some help in this project. Seems like it could be very ideal but you would need some capital for improvements in order to start generating income, could rent RV space and tent space.

I'm going to DM you. I'm in a similar situation, just getting curious about something I happened across on the MLS. For clarification here, the campground I am looking at is tents sites and some glamping. Not an RV park, not a place that advertising seasonal stays. Curious to here what type of business you are looking at. To Luke's point, there are a lot a of different business models. Admittedly I haven't looked into if there is a classification for RV parks or campgrounds on the BP forums, just searched and found this.
