Post: Possible campground for sale

Hello everyone! I'm hoping someone here can help me, if at the very least point me in the right direction on where to go. Rumor has it a campground is going up for sale near me, and its peaked my interest as to possibly trying to acquire it.

The thing is, I really don't have any clue as to well, anything when it comes to campgrounds. So I was hoping someone who's done this before could point me in the right direction on where to research and things I can do to see if the deal even makes sense. Full disclosure, one of the reasons I'm interested is because it was a campground that I went to when I was younger, and I know with some improvements it would be a HOT SPOT to go to. That being said I'm an investor first, and don't want to do the deal if it just doesn't make sense.

I would love any help I could get on this, because id like to try and jump on it before its even hit the market if possible, and get an even better deal! Thanks in advanced for the help/input!

@Steven M Herrick so I actually own a couple properties in Willimantic so if you have any questions feel free to message me and ask. I didn't go the BRRRR method, though I'd really like to in the near future, but what I did was rent by the room in the heart of Willimantic. I get much more cash flow when I rent by the room than by the whole house, and when something breaks (normally) it comes out of the security deposit and that helps me fix up the house to make it nicer for the next tenants.

If you do plan on BRRRR-Ing then I suggest when you find a property you like, get the address and drive the area. I used to live in Willimantic and some properties look great, but the area in general can seem a little "slummy" get yourself a real estate agent that knows the area (I can give you mine if needed) so they know what to look for. Anywhere closer to eastern, or even out in Mansfield in between eastern and uconn will be your better bet.

Hello everyone, I was just curious what people did with the rent checks after they've cleared? Do you guys keep the checks, digital copy then discard, or as soon as its approved you shred it? Up until this multiunit I now have all my tenants were paying threw Venmo, so I figured Id ask to save myself future headache.

I have solar panels on the first SFH I bought that I rent by the room. When there's only like, 2 people out of 5 living in the house, the actual electric bill is non-existent, but when all 5 rooms are filled, I almost cant tell a difference. now I'm sure there's different kinds of plans, and I don't know how your plan of payments are, but I have a $75 a month payment for the panels (came with the house, didn't have a choice)

I'm just now starting to get the tenants to split the electric bill as I cycle threw tenants, but I will not be charging the $75 solar panel fee because that has nothing to do with them, and I factored that in my expenses when I ran my numbers. So to answer your question, when I only have a couple tenants I seem to like it, but when the house is full It really doesn't seem like its doing much, and seems like more of a hassle.

Although I haven't "technically" Hired Jeff Snyder in Hebron, I will be going to him in the up coming tax season, and have emailed back and forth with him dealing with business things. He was recommended to me by someone else.

@Ethan Brown Great choice going with a house hack for college kids. I did the exact same thing when I started out and overall it’s been great for me.

One of the easiest ways to find rent in college towns is to go on Facebook market place, or craigslist even, and see what people are asking for. You can obv. Call these places as well and talk to the landlord for questions if they’re open to it.

You’ll have to decide how you want to do utilities, be it all included or additional expense. There’s a ton a little things you’ll learn along the way, but generally nothing super difficult for a first timer.

@Scott M Marcus great strategy! I took some time to think about why I was nervous, and realized don’t just go in there with an iron fist, take your time and talk to them as you’d like to get that kind of information, and communicate clearly.

Hello everyone! In an attempt to be more proactive on the forums here I thought I’d share and ask about something you’ve successfully done (large or small) that you were nervous about but are proud you got it done.

Mine is that a successfully raised rent for the first time without hassle! Now, it’s worth noting that the rent in this property is by the room, and is WELL below market value (at minimum $100 under) but considering it was a house hack with people I know it was still nerve racking. That being said even though I was nervous, I did raise the rents a bit with no hassle and great communication, and it felt like a big step for me in self managing my rental.

What are some things that you guys are proud of doing that you were scared of?
