Taking a second look, I will toss my assumptions out the door.

So much goes into new builds, from cost/availability of land, to materials, labor and permitting/zoning.  Nice to see how that pans out in a nice graph.  Thanks for posting.

Welcome to BP and congratulations on your recent wedding!
While your question is a pressing one, books have been written on the topic.  My own experience was buying gentle fixers to occupy while we saved up money to improve.  We sold or turned those into rentals, and bought the next gentle fixer.  After a few of these slow motion flips, we worked on wholesaling, which is not an easy process with little money and little experience.
I currently find deals fairly regularly by riding my bike near my house and scoping out tall grass, peeling paint and the like, and then making an offer to the sellers.  I love tired landlords, and make my offers based upon them being the bank for me.

Welcome to BP!

That said, since you have shared your STR deal with us, I'd like to point you toward the STR forum, which is under the "Real Estate Strategies" tab. I learned so much from others' experience when I was setting my properties up on AirBnb and VRBO. Your experience is valuable to others.

I agree that this sounds interesting.  Right now I am holding to rent for the long time, and am thinking of selling to get cash out and then repositioning into other houses.  This resets the depreciation on some of my older houses.  Sure would be nice to start with a newly built house at the beginning.

Is there not a phone number or address on the paperwork you received?

The building department will have a building inspector, who is the person to look at your property.  They will tell you what you must do to remedy the situation, and then you will have to hire a licensed contractor to pull the permit for that specific task, and they will perform the work.  The building inspector will need to come out and view the work done, so they can sign off on the permit and you can carry on.

Have a conversation. See what it will take to cure the issue.

Maybe they can easily inspect the plumbing, which in my area is the main component of a kitchen that requires a permit.  The addition of new doors, or new header also need a permit here.  Your area may be different. If you have a wall removed, and a new supporting beam put in place, my locality would require the wall be opened up so they could inspect.
