Update on my squatter...
I figured I would stop hijacking @rob k's thread and start my own about my squatter. For those who didn't read about my issue, I have a squatter living in a shed on a property I bought. The squatter was claiming rights to the land. I filed for ejectment and had court today. It was great watching the judge shoot down everything he said.
That being said, he now has 30 days to get all of his stuff out. The judge asked how much time he needed to get himself and his belongings out and the man replied "well over 90 days" to which the judge laughed. All in all, it was a learning situation that only cost me $39 to date. We shall see if he is actually gone in 30 days. I will report back.
All of the documents were put in a 10x10 storage box and locked. Now where did I put that key....
That is so true! If only this man put this much effort into positive things I truly believe he could do good.

I'm very happy to read that you have gained possession of your property! I bet he'll be out of jail soon, so be prepared for him to show up. Check your property daily for him. Perhaps have some security cameras up.
I would hope the State of New Jersey redeems itself and doesn't let his greaseball win in his other cases against you. NJ's rental laws seem extremely in favor of the tenant....way too extreme. And then I read in another thread that they have a "moratorium" period in the holidays where they don't do any processing of rental notices/evictions? Yikes. Not really selling me on buying anything there!
Regarding him coming back and setting up camp, you leveled the shed, right? There's nothing he can re-squat in?
@Charlie Hampton I couldn't be any happier to hear that this low life is out of your life. Good luck I wish you the best, that area seems to be getting dicier by the day. Next time you are in the area give me a call.
Terrible picture and sideways for some reason but its no longer habitable (not that it was before).

I use Foremost, the agent is in Mullica Hill. They aren't bad, although they aren't thrilled about my pre 1950 units. I can PM you my agent if you'd like.
Where else do you own rental property?
Please pm me that information, it would be much appreciated! My units are pre 1950 but the utilities are all upgraded so it shouldn't be a grave concern. I only have rentals in salem right now, this lot that I am subdividing to put two houses on and a house in Buena. I also close on one in Williamstown on Dec 12th for a flip.

Since I buy a lot of low end crappy tract housing in the inland empire, I've had my fair share of P.O.S. losers, maybe more than, thinking they were going to get free housing off me. I've had quite a few evictions. They generally take a few months, are quite effective, but costly.
There are other ways to deal with these situations too, but you need a militant code enforcement regime like we have here in SoCal. A retired police officer, not the Barnie Fife kind, can also shed some light on "situations" that will get the police involved, sometimes to surprising response levels. It can all be quite fun.
Glad it all worked out for you and it sure has been a fun read. As my good friend and one time landlord of over 100 houses, Mic Blackwell says, "You can't pay for this kind of entertainment!"

Sometimes I wonder if we are bit spoiled here in CA. I do not miss the petty township and village governments in the East coast. Nor the big city corruption of NYC and Jersey City. I cannot imagine a muni or court in CA tolerating the OP's bozo tenant. I've had tenants work the court system during eviction. But no muni here (except SF) would let the tenant live in a shed or steal utilities once it was known to them. Code enforcement in all the munis I've worked is responsive and proactive to complaints. They do not seem to be part of any old boys network. Rather, they are annoyingly by the book. And just pretty annoying and difficult in general, but they get the job done. It goes both ways, and when I'm the owner and the property is on their radar, I often feel ganged up on.
Congrats on the squatter leaving your property. What was it? 12 months altogether... Crazy story but as Aaron quoted from Mic, this is quite an entertaining business.
Have you shared any of your stories here in BP? I sure would like to hear about them.
I have had a couple of interesting ones but luckily they were resolved simpler and faster... on one of our fix and flips we got a squatter who moved into our house after we finished the remodel with her friends, when we found out we called the cops and when these showed up, we took out our Grant Deed only to be countered with a Deed recorded for real by which the squatter transferred the property from her to her... yes, she deeded the property to herself... luckily the cops in this case just told her to move out or they would take them all to jail, they did take off and never came back, when we sold the property the title company just removed that deed... I can see we were very lucky...
I dont mean to hijack this story but more often than not things dont get this bad... I guess part of the morale to Charlie's story is to be prepared...
Thanks guys! Yes it was almost a full year to the day. Then I still had to go to court with him over slander for another few months.
Luckily I haven't heard from him in a few months, and I will be relocating to Houston at the end of the year. Hopefully it will be easier to evict there!

OMG you will be in culture shock in TX. It's another planet compared to the eastern seaboard munis. Virtual lawlessness. You will love it!
