Lancaster/Palmdale - one of the best locations in L.A.county for section 8 rentals. But you would rather go out of state. Grass is always greener I guess...

Look up Peter Fortunato and John Schaub. They are both out of Florida, but both come to California often to speak to local REIAs and do legit weekend seminar events. No coaching upsell nonsense. Also, look up Bill Tan. He runs LA REIA which you can find on meetup. He has a calculator class you should take. Andy Teasely is also a local who has a calculator class that can teach you seller financing. He is out of the Palm Springs area.

Where to "get greatest" is a confusing statement. If you are looking for leads, start with driving for dollars. It will only cost you time & gas.

Out of state is where rich Californian's go to lose money. Keep in mind, you can't make a 6 figure check on a 5 figure house.
