Follow-up, I filed the "Complaint In Summary Ejectment" in NC, Magistrate found in my behalf, Squatter was evicted, took about 6 weeks, cost $126., some time and gas money. Local layer wanted $1000. + to handle it.

Rick, what does the entire process cost you?  NTQ, Serving, Hearing and Writ?

No Pets, best policy...

No, move on, your application should have every question allowed by law, it should be intimidating, this weeds out a lot of crap, they don't apply. Not all evictions are posted, could have many.  Call previous landlords, verify employment, check credit.  Pick the applicant with the longest employment history, 2 occupants, then two employers. Have an intimidating lease as well, with a rock solid eviction statement/clause, security deposits, cleaning deposits, first/last month rent, etc.  Pets? no way... Of course everything within the laws of your area.
