New Site for TurnKey Reviews - Check it out and give your feedback

@Jay Hinrichs  and I have been working hard at this over the past few weeks, and while the site is not ready for a full launch, we would like the feedback from the community.

We created the website www.turnkey-reviews.com as a place for turnkey buyers or out of state buyers to be able to rate their experience with turn key providers. The ratings are based off of:

• Communication
• Rehab Quality
• Property Management
• Accuracy of Numbers
• Overall Experience

Other turnkey buyers can read the reviews and make an informed buying decision as well as be able to communicate directly with the TK companies.

The site is not fully launched so you will notice "DEMO" on a lot of things but your feedback is greatly appreciated and if you have ever bought a turn key property feel free to leave a review!

I might have just missed this, but would be nice if you could generate a report (PDF) or export to excel/text file for key fields... for a search you've executed on the site.  I saw the list/grid options on the search, so maybe there's an export there?  

The site is well organized, i think you should reduce the Home Page picture on the top banner though so the user doesn't have to scroll down to see content on your home page?  Could just be my browser setting though. Nice web design!

 I seen that The Holton Wise Property Group was on there under Cleveland sellers. I tried to "claim the listing" but it did not work. 

Am I doing something wrong or is this feature still being worked on?

Seriously though:

The main focus of the site is for the Turn Key buyers to have one spot to go to.. they can check out multiple Turn key providers all over the country... Like one TK provider may want the investor to purchase as is and then do all reno and rent ... Others only sell when tenanted.. One TK works the 30 to 60k market another only works 100k plus. So in stead of searching endlessly for all these different scenarios they will find these in 10 minutes on our site.  Choose which style of turn key they like and be able to narrow it down make contact and get more info.

Its obvious for the TK provider if they have a good product have great reviews they are going to get ton's of business from this site.

this will also give the buyer a chance to comment on the service they were provided... When the TK company has done a super job their clients can brag about their investment.

Conversely if buyers have some concerns they can voice them and give the TK operator a chance to respond to them with the goal to give excellent customer service.

Based on our feedback from TK providers that I personally know ( and that's a bunch) and one's who e mailed me off line in the last 24 hours this site is going to be a great resource for potential TK buyers and will help them navigate the process and choose who they want to do business with..

Along with hybrid companies who have some trouble getting their message out their compared to straight turn key...

then we will follow up with other professionals as folks have asked us about..  A lenders section a PM section.. Contactor section, closing attorney section.. etc etc.  ONe stop shopping is the goal.  with feed back from the public on all.

based on 20 plus years in the space from my being behind the scene's on all these deals I think this will be real cool... And its a labor of love  not quitting my day job anytime soon.

IN a big way for me personally its a way to give back..

Once the kinks are ironed out and you've been rolling for a bit, any plans to incorporate international turnkey {vacation rental} operators?

I like that idea... Many folks buy foreign destination resort type condo's and I can only imagine that the due diligence and getting feedback on those operators is even more difficult than our home grown turn key SFR companies...

I think for the short term there will be a nice benefit for foreign investors looking at the states as an option to be able to shop all over the country narrow in where they like and then read about companies they may want to contact.. Some TK companies are really geared toward the foreign investor many are not...

Great idea and I think your site is off to a great start! I looked over the site and one idea stood out for me. It would be great if when looking at a property listed for sale if you could see a checklist of WHAT was re-habbed. Things such as wiring, plumbing, furnace, water heater, roof, etc. I think we can all assume that flooring/carpet have been done but most interested investors want to know more details about the state of the mechanical systems. I don't know if your site is just scraping the MLS or what, but that kind of checklist would provide a lot of value before contacting the company directly. It could even be a custom checklist that each listing has to complete, just a thought.

Bill great idea... We do have the compare feature that compares the financial aspects however a more detailed list of scope of work would be great as well.. I was actually talking to a Turn key provider who is going to be loading up next week and I was commenting that detailed scope of work should be included with each listing.

WE are not scraping MLS... these are ACTUAL REAL deals that are available all in real time .. That's the exciting part of the site.. within 60 days we will have virtually every turn key operator on the site.. We will be adding more features as we go along as well.

There will be tabs for PM in any given market with their reviews.. closing attorneys

 that are investor friendly... Insurance companies that are competitive in the market place.  ETc etc.

Pretty much everything you would need to operate remotely ,, all at one spot with your peer reviews..

Back in the day when I first started blogging I did not know of this site.. ( I just joined last feb so this is my first anniversary)  anyways I was blogging on Aussie re site their version of BP.. And was just stunned that TK marketing folks and companies would charge the Aussie investor 5 to 7k just to join the site so they could get a look at this super secret inventory ( which was just inventory from the US TK guys)... I wish I had brought this to the AU market 4 or 5 years ago I would have saved many a lot of money!! 

I see your in Petaluma  I am a N. Bay guy... lived at Silverado for years. and I own some property right next to the Graton casino that is going through land use approvals presently. Once approved that will be my 2016 and 2017 project so I will be there often.
