Warner Robbins, Ga investing to start?
I am looking at getting started in Warner Robbins. Lower capital to get in the game. The math seems like it can work (1.5-2.0% rule). If anyone has any input on the area, I would appreciate it. is there a high vacancy rate? If all works out I plan to take a trip and do the proper homework to understand the area. Thanks in advance!
Jeremy: did you ever invest in Warner Robbins and how was the result? I've heard decent things regarding vacancy rates and population trends. I'd also be an out of town investor.

Hey, Jason! Fellow Floridian looking into investing in Warner Robins. Have been doing loads of research and plan to visit the area around Thanksgiving. Have you made any connections in the area yet? I've spoken to a few realtors, a property manager, and a single family investor there - all have good things to say (but, of course, who is going to talk **** about their business from someone who is interested in buying?). Anyway, I'm 90% sold on the area, but want to get boots on the ground myself before taking the dive.

I am a Canadian citizen with a rental property in Warner Robins. I am one of those guys who didn't do the homework and bought without setting foot in the city or seeing much of the property...although I will say that the real estate agent gave us a live video tour of the place and we liked what we saw. I don't regret the decision. The rent is more than 1.0% of the purchase price and I gain roughly $200 positive cash flow per month. I am actively seeking another one in the area.
I've been looking at Warner Robins as well. I'd love to connect with all of you who have properties there. I'm an out of state investor, and would like to get my feet wet. If that goes well, then I will pursue more investments.

I am from SoCal myself and have several rental properties there. I currently live in Warner Robins since I am military. I know the area well in case anyone has any questions. There is not much of a multi-family housing market here. More options in Macon but not too much. SFR is the way to go in my opinion if you are looking for positive cash flow. Some areas better than others as in any other real estate deal.
@Sean Kenney where in SoCal are you? We’re currently in LA and military too. We’re PCSing to Atlanta next summer and looking to pick up some rentals in Warner Robbins.

Same. But I feel like I'm a bit too late and most of the good deals are in fairly unattractive neighborhoods. Like the south in general for prices though... and no snow
