Hi, 

I want to change my current property manager. I'm looking for member's recommendations of property mangers they use in Phoenix, AZ. I currently have one property and I'm less than a month away of having another ready to rent.

Bob,

Thanks, it didn’t feel right. I would have preferred him to just come out and say he wouldn’t work with me unless I signed the agreement. Instead of using it as an excuse. That being said, I did go with him. I updated the thread not to call him out again, but to say he’s done a great job.

I just wanted to follow up. I still lean to slightly shady regarding the buyer brokerage agreement, but I'm glad I overlooked that. I bought the property for 21K. He has been awesome, and has put in way more effort and time than I would expect him too. Especially, if you consider the amount of money he made or didn't make. Three percent of 21K is a pittance, and if he has to pay his lead a percentage it is even worse. 

This weekend I sent him $75 told him he's been acting as PM and should get paid as such.

The shady part is that it seems to me he's using an excuse to get me to sign the agreement. An agreement was never mentioned before this evening. All the properties are on the MLS. Besides the rent comparable reports I don't see anything out of the ordinary. Or that GA law would require such an agreement. I could be wrong. Which, is why I asked.

Nathan,

I appreciate the perspective, and can see why he would want an agreement. Maybe he's being 100% truthful about GA requiring the agreement for the work he's done and will do. If he's not being a 100% then why would I trust him with anything else?

Hi,

I've started to work with an agent in middle GA. We've been working together for about two weeks. The agent has visited two properties I've been interested in.  Since I'm in AZ he took video and pictures of those properties. He's also ran comparable rent reports for the properties. This morning he brought a property to my attention that he thought I would be interested in. He was right. I asked him to stop by the property and if the pictures matched reality, I would like to put in an offer. 

Within the last hour I received this from the agent:

"I am enjoying working with you. However, real estate license law limits the information I can provide you without a signed Exclusive Buyer Brokerage Agreement. Please provide me your preferred mailing address. I will send you the agreement to sign, if you would like for me to be your real estate agent".

This seems shady, but I haven't worked with an agent in GA before. I'd appreciate any insight from investors and agents who have worked in GA.

I've been looking at Warner Robins as well. I'd love to connect with all of you who have properties there. I'm an out of state investor, and would like to get my feet wet. If that goes well, then I will pursue more investments.

@Min Liang Hi, Pentagon Federal Credit Union does offer ELoCs on investment properties. I have one through them. The one caveat being, your eligibility to join the credit union. If you’re former military it should be no problem. Brian
