I am from SoCal myself and have several rental properties there. I currently live in Warner Robins since I am military. I know the area well in case anyone has any questions. There is not much of a multi-family housing market here. More options in Macon but not too much. SFR is the way to go in my opinion if you are looking for positive cash flow. Some areas better than others as in any other real estate deal.

@Steven Asifo Zillow is not the best tool to track down multi-family properties but there is a technique I figured out which helps find some listings. To state the obvious select multi family properties in the search but choose 0+ bedrooms and 0+ bathrooms. Hope it helps.
