@Winn Merwin Hi Winn, I’m also looking into this area. Do you have any insight as to the safety/crime rates in the area? I’m an out of state investor, and at first sight, it looks like the crime stats are a bit alarming.

@Lee Taylor Hi, Lee! Looking to invest in Warner Robins, not quite ready to pull the trigger. I've been so amped on numbers that I can swing that I completely forgot to look at crime statistics. Apparently there's some pretty high crime in the area. Also, do you have any insight on whether this is a decent market to do a flip or two before going BRRRR? If you'd be willing to help an out-of-towner get a better grip on the locale, I'd be eternally grateful. I'm looking to come visit on my way up to Atlanta around Thanksgiving to get a better idea for myself, but in the meantime, could use some solid advice from a current investor in the market.

Hey, Jason! Fellow Floridian looking into investing in Warner Robins. Have been doing loads of research and plan to visit the area around Thanksgiving. Have you made any connections in the area yet? I've spoken to a few realtors, a property manager, and a single family investor there - all have good things to say (but, of course, who is going to talk **** about their business from someone who is interested in buying?). Anyway, I'm 90% sold on the area, but want to get boots on the ground myself before taking the dive.

Finding out Cape, Lehigh, and Fort Myers units have topped out and plateaued essentially. Not a bad place to be at, but not great news for folks who had hoped to see the include keep going up, up, up.

Also, hi Jeff! Long time no see. I used to work for Mike back in the Zivkovic days and have seen your signs in my neighborhood (Yacht Club Colony) recently. Hope all is well!

Talk about dedication! You did a magnificent job on this project. Older homes have always fascinated, yet terrified me when it comes to renovation work for fear of the unknown behind the walls. Kudos on your tenacity and a job well done!
