I would be interested in learning more and possibly becoming a tester.   

You can often uncover major things with a little research before you view the property - Ages of appliances, HVAC system, foundation/cracks, plumbing leaks, small electrical things (bring an outlet tester), signs of previous leaks, termite damage etc.

Give fair housing testers the right to secretly record your call, trying to trap in a fair housing issue.

And for the implementation and testing of these, have people tried to change over in the course of a month or picked a reliable tenant as a tester or something in between?

You should use a moisture tester on all the lumber and make sure it is dry before drywalling. 

Pick up a receptacle tester—available from most retail stores for less than $10.

In addition, the complaints are reading that the non-profit used actual actors/"testers" to reach out to me on these listings to confirm what these 2 individuals were saying was true, which of course, I also replied, "Sorry, no vouchers".Now I've had to hire a lawyer who specializes in cases like this, and has actually gone up against this non-profit in the past, but with a much bigger client who owned 20+ apartment buildings, and was also openly saying "no Section 8 vouchers".
