And to broaden out further, invest in things outside of real estate, too.

I'm thinking lots in Mexico are probably normally cash buys, so if you can solve that obstacle for someone, you broaden your buyer pool. 

Almost any time I want to learn something new I can locate a book or two or three on the subject and spend very little money to broaden my horizons.
