Looking at South Bend.

Some companies allow property owners to select tenants and set the screening criteria...We do not - our criteria does not bend. 

Right now, I'm a local investor in Bend Oregon but the market is very tight locally.

but i'm not bending my criteria just to "do a deal."  

I'll continue to make it clear that I won't bend on rent collection while being nice & sympathetic.

I have no doubt he'll transform this entire corridor in the coming decade so I'm also looking closely at Hornsby Bend, Del Valle, and anywhere in the general vicinity.These are my top two areas where you can find low entry price points relative to both current and anticipated market fundamentals.  

You have to go with what works for you but please be sure your software or research tools are not erroneously bending into what you wanted to result to be. 

Find a good property manager that you can bend their ear. 

Another one of my automatic alerts hit my inbox telling me the price on an 8 unit in South Bend IN dropped its price by $50k.
