Hello,
Looking to buy a piece of land ( residential) or two in and around austin area. Hold it for few years and then sell it or built a second/vacation home. which area would you recommend and why? open for suggestions and other area recommendation?
TIA
Hiren
Hiren, I've personally been focused on the northern MSA markets of Round Rock, Georgetown, Cedar Park, Leander. I like the strong infrastructure investment and overall job growth trajectory in these parts of Williamson County.
We're also seeing similar job and infrastructure growth between Austin and Bastrop mainly thanks to Elon Musk's investments in the area. See the attached maps of his/his related entity real estate investments (courtesy of The Wall Street Journal). I have no doubt he'll transform this entire corridor in the coming decade so I'm also looking closely at Hornsby Bend, Del Valle, and anywhere in the general vicinity.
These are my top two areas where you can find low entry price points relative to both current and anticipated market fundamentals. Of course there are other great areas in the Austin MSA depending on your strategy and risk tolerance.
Let me know if I can answer any questions or share my thoughts on any other topics. Happy New Year,
Thomas Hoch

Hey Hiren,
You’ve got some solid ideas here, and Austin is a great place to think long-term for holding land. I’ve worked with investors looking to hold land for similar goals; either to build their dream home or simply take advantage of appreciation. I’ve seen a few strategies work particularly well in Austin’s current landscape, so here’s my two cents:
If you're looking for areas that are primed for long-term growth, Williamson County is still king. Places like Leander, Cedar Park, and Georgetown are seeing incredible infrastructure improvements and population spikes. A couple of my clients bought land in Georgetown three years ago when no one paid attention to it; now, they're sitting on equity gains of nearly 40%. Not too shabby for land appreciation.
That said, I’d keep an eye on the Elon Effect down southeast. Del Valle, Bastrop, and Hornsby Bend are areas I’ve been scouting heavily with investors. Tesla's Gigafactory has turned this entire corridor into a goldmine for early land investors. From what I’ve read in the Street Journal, this part of Austin is set for steady growth in the next decade.
A buddy of mine - let’s call him Jeff..picked up a couple of lots near Del Valle back in 2021. Utilities weren’t quite there yet, and Jeff almost walked away. But I told him to hang tight, since Tesla’s buzz alone was already driving up interest. Fast forward, and he’s fielding offers well above what he paid.. and all he did was sit on the dirt while Tesla expanded. Sometimes the best investments are the ones you wait for.
Here’s the kicker: utilities and zoning can make or break these plays. One investor I worked with almost passed on a lot in Hutto because utilities weren't there yet. We dug a little deeper and found out the city had a timeline to expand water and sewer services within 18 months. That lot? Sold for a hefty margin two years later.
If I had to sum it up - northern Austin for infrastructure and growth; southeast Austin for visionary plays. And if you’re ever looking for boots on the ground, I’ve got a great network of investor-savvy agents who specialize in the Austin area.
I’m here if you want to talk specifics or need an extra pair of eyes on a deal you’re considering.. Sometimes it’s just about getting a second perspective.
Best of luck,
Dennis & Jasper
