You could be facing liability with anything provided by YOU (the homeowner) to the tenant - lawnmowers, riding mower, and even appliances, just to name a few.Leave it on them to get their own mower, or a service to do it for them.

Ideally you would like to be able to purchase a property when the market is in a slump and ride the appreciation train all the way through the boom, but we all know that timing the market, if possible, is a difficult thing to do.I recently just finished a great book called Secrets of the Canadian Real Estate Cycle by Campbell, Trass & Head.

I would bet most who have that freedom end of chasing shiny objects and make less overallAnother way to think about it is stock investing, if you are constantly changing your stock picks versus riding out a specific portfolio my guess is those that do nothing win (in normal economic conditions even like today)You are far better off picking the right horse and sticking with them than constantly chasing the next shiny object
