It was one of the first rehabs I had someone else lead and I had to essentially re-plumb the entire bathroom and do some drywall repair for the unit downstairs that had some water damage so I'm almost another 13k into it (Ouch!)

I've advised my mother to get pictures of the property to show the court the damage the "tenants" have caused -- they have about 5 animals on the property in addition to encouraging stray animals by feeding them on the property -- in hopes they'll be sympathetic.

This is in Providence, Rhode Island, south side by Broad St with Comstock ave.Its a 2 building property, one has 3 units plus the basement, the other one is a one family unit, the ARV is 210,000, i walked the property and saw that it has fire damage in 2nd and 3rd floor and the attic, RRHAB is about 100,000, all 3 units in the 3 family house are vacant.

Not sure about the particulars of Florida law, but in Wisconsin you can charge for the repair since it is due to tenant damage.
