That's what I pay for -- the thing that actually provides me value.Now, when I bring in a contractor for a consultation -- for example, when my HVAC guy comes out, tests my furnace and tells me what I need or don't need to fix it or when my foundation guy comes out, takes measurements and tells me what I need to do to make my foundation structurally sound -- I pay them for the time they spend giving me their expert opinions.

Foundation, roof and systems need to come before flooring, counters, fixtures and appliances.If your plan to rent, have a trusted HVAC company service it and give you advice.

The roof, furnace, electric and foundation are all very expensive and key items to look at.

The roof is good and foundation is fine.
