So far I have seen all but 0 persons speaking of market compression on BP, vs more than I can count hoping, praying and awaiting an 08/09 repeat.

If it's BRRRR you're interested in, then pick up David Greene's book on the BRRRR method and become an expert in your avenue.

In particular I like Green Valley and Inspirada. 

So bay area local economy is very robust, while in Miami, the house is  expensive due to cap compression + massive investment from South America.

I recently finished reading David Greene's BRRRR book (highly recommend), and there was a case study on the San Francisco real estate market (spoiler alert: he spells out how to spot emerging real estate markets... so many gems).No shocker, Miami's currently considered a sellers market.
