Video marketing ideas for real estate agent

Hey everyone! So as I'm sure most of you know, video marketing for agents is becoming more common and finally catching on especially with newer agents working social media for leads. Since all the social platforms are really pushing video it seems like the natural place to start to get ahead of competition and create attention in a market. I was wondering if any agents had ideas for what videos to make for potential clients. I have multiple lists for different targets, but want to go beyond the typical "how to buy a house in 5 steps" videos. I'm thinking restaurant videos, business interviews, best local parks, drive through tours of different developments or even interviews with the HOA boards on features and neighborhood feel. Maybe there are questions that you hear from clients all the time that would be great to answer? Anything that would provide value to a locals, and create referrals. Does anyone have other ideas? Anything they've tried and seen positive feedback with?

Yes, you should focus on being the "area expert" via video. Choose a business and a local feature/event to highlight every week. That will give you two videos every week, which should be plenty to keep your face in front of people.

I recommend creating a template of questions to ask so every business highlight is generally the same. Introduce business, introduce owners, details about the business, where people can learn more about them, etc. Maybe throw in a couple fun questions like, "What are your hobbies?" or "What's your favorite thing to do in [CITY]?? 

You can also see if the business owner is willing to share a discount code for their service/product for anyone watching the video. For example, "During the month of March, tell them Spence Kal sent you and get a 15% discount on footwear!"

Keep the videos generally short. 3-5 minutes is sufficient.

Be consistent. You don't want a YouTube page like mine that only gets updated once every few weeks (sometimes months). Fresh content on a steady basis will attract and keep viewers.

Highlight a business each week. Highlight an area attraction or event each week (get this from your chamber of commerce). Highlight a property, neighborhood, or home each week. Conduct short training videos to fill in the gaps (how to spackle holes, painting tips, color schemes, winterizing a home, gardening tips, etc.)

One more tip: find someone who's knocking it out of the park and copy them. Not word-for-word, but you can certainly find a successful agent and get an idea of how often to post, how to structure videos, etc.
