City came out and made me tear open walls and ceilings for an inspection..... turned out the footer boards weren't anchored to the slab properly for a full room with full tile roof etc and all that weight....ok for an enclosed patio....but not a full enclosed room....had to dig around entire foundation....drill through footer and do anchor bolts and poor new perimeter foundation......

I do believe the ceiling has been hit with buyers in there as the homes on the market are sitting for long periods of time because nobody is willing to pay the crazy current listing prices.Townhomes are a different storey in WH and are continuing to rise, simply because they are still in that price point sweet spot and people still find them somewhat reasonable.

Do I need to hit the walls and ceilings with Kils or do I need to pull the sheetrock off the walls and ceilings, take it down to the studs and remove insulation and start over?
