I would put no trespassing signs, install an alarm system (you can get a wireless cellular one like Simplisafe for $300) and report any breakins to the police as a break-in as well.

Just need to have the right agreement and systems in place.

As for the $100/200 door, if you need a heating system for example, your cash flow is gone for a really long time, and you better hope you have no other big repairs.
