On a related note if a home is heated or has its hot water heated by a wood boiler I'd be hesitant because Fairbanks regularly exceeds Federal Clean Air Act standards in the winter due to all of the people burning wood.

If I felt compelled to take her, I would ask for 2x monthly rent for deposit...but if I'm in a hot area with lots of renters, I would not be inclined to take her.
