I'm a teacher by day investor by night in Denver but have been out priced by the market here. Looking into Colorado Springs as an alternative. My wife is my agent so please don't direct me to an agent. Just looking for areas that area solid and areas to avoid etc. I've been looking primarily at for buy and holds 150k or less, but am open to alternative suggestions or even partnering. Thanks in advance!

The Springs market is very active as well in this price point. I helped a client pickup a place down there, and it was slightly easier than the madness that is Denver.

About your wife being an agent: I only helped this client as they know the area VERY well and did a lot of leg work. With that being said, I took care of some of their closing costs because of it. I'd advise reaching out to an agent in the Springs and having your wife work a referral fee with him/her. At this price point, the commission isn't very much, and having an expert down there will end up being worth it.
