Sorry for this being all over the place but I'm just trying to get my thoughts and concerns out, any feedback is extraordinarily appreciated beyond words

Unfortunately there were 700+ people present and it was almost as if they thought they were on Amazon.com buying homes near retail.  

I've gathered that just from talking to a couple of tenants in the area..In the beginning I had a title check done and a city tax lien showed up from 2012 in the amount of $4,100 with interest accruing .27 cents a day so I thought the lien was $5,926.35.

Let me share a few thoughts:1) Find a MHP that more or less fits your criteria and tackle it as if you are going to buy it, even if you know this is not the park for you.  

Please give me your thoughts on this!

@Nick Kendall , my first thought is that you and your wife would be better off doing a small BRRRR or even house hack (low down payment because you're owner-occupied)....why dilute yourself with a partner and take 1/2 of a small deal?

What is everyone's thoughts/experiences with this?

My thought was that this will have a higher chance of getting in front of the owner.
