Tips and/or tales of success or terror in foreclosure investing?

I'm trying to get my feet wet in "courthouse steps" foreclosure auctions. I'm subscribed to a foreclosure data source and working with about $500k to invest initially in Sacramento and/or Solano County auctions. 


I have lots of questions in this area, but I would love to hear a story of your best success or worst "lesson learned" type of transaction at the courthouse steps!  I'm sure others would as well.

If you can search the site.. check on Brian Burke  post about his adventures with CA. court house steps.

I done quite a bit of this over the years in ORegon.. and cut my teeth on it in Lake Co. CA back in the late 70s and 80s ( when there was zero competition..

now a days though its massively competitive.. and 500k is not a lot of jump into this.. I would get property radar right off the bat though.

and remember you have to follow about 25 to 50 homes to buy one.. can't get lazer focused on one as you never know which one will actually go to sale.
