Is This Off Market Strategy too Invasive?

Hey All! 

I have a strategy I was going to test but wanted to get your opinion first. It is pretty simple. 

  1. You find an off market property you would like to mail. 
  2. Instead of mailing, you research the owners name and do a Google search. 
  3. The Google search will bring you to their Facebook page (if they have one), by searching the city they are from. 
  4. Then you send a Facebook message to the owner of the house instead of the yellow letter. 

My thought was that this will have a higher chance of getting in front of the owner. This will obviously not work for extremely common names, but I did test properties that I have been mailing and the owners are fairly easy to find on Facebook. 

Do you guys think this is too invasive?

I have personally used that strategy to buy a property. I just sent the owner a message with my phone number and my intentions and they called me, we discussed and I purchased the property. I wouldn't care if people are creeped out, it's about making deals and you can't always do everything perfect to satisfy everyone.
