There're a lot of ways to make money out there, you don't have to do this if you're not happy doing it.

I rented for 1 year last year and was happy to be able to buy this condo here over the summer. 

We now partner with a wholesaler that looks at the property, inside and out and does the rehab for us and split the profit when the property sells, we have a strong relationship that works well for us and we are happy with the results.  

I would highly suggest building rapport with realtors in your area they will be happy to put any deal together for you!

Collecting my thoughts based on your responses, I'm in a position to summarize my requirements better now:# of Units:     5 units or more Multi-Family propertyBudget:        $350kCondition:    Could need rehab or have very good operating cashflow numbersLocation:      Anywhere in the USI'd be happy to hear back from Wholesalers, Property Owners and anyone who has or knows someone who has a deal. 

If I can't deliver they know its a deal and I have to hand it over.The seller is happy too, he gets his real estate issue solved, though you buy at a discount, cash buys makes this much easier.
