STORY TIME!!! (Wholesale)

Peace and blessings to everyone. So here's the deal. I clean homes and met a guy who's a Real Estate investment Analyst, particularly in the realm of industrial and commercial real estate. I have spent the better part of the last few weeks going over one particular deal for a possible buy and in Harrisburg pa, contacting the seller once thus far in the last week to no avail. Nevertheless,  I asked this gentlemen of he wouldn't mind looking over the numbers I had wrote down over and over and over again. He said would, then recommended I learn excel (which I'm going to do). I'm excited because since I've made up my mind I'm going at this full throttle, and since I have the universe has been giving me opportunities. Now that he's agreed to look at it, WHAT NOW?! How can I ensure he looks at? What if I offer to have him be a partner  somehow? How would i? What if I can convince him to buy the property(in no way a nefarious manner) and I get to profit from it? What if decides to go after it on his own and cut me out completely?  But what if he doesnt? Help!
