Most Title Insurance companies will cease to offer insurance if a Quit Claim Deed is used for the transfer as the Quit Claim Deed offers no warranties as to clean title.Lenders will often send threat letters regarding the due-on-sale clause, but it is very rare for them to ever take action on those threats while the investor is still paying the note.

Also, be wary of the emotional support animal thing, as they may try that route in order to get the pets in without your consent, so read up on it here in the forums and maybe have a required form ready so they can't just use the cheap online letter that almost anyone can get these days.

If you are bound by an early termination clause, send them a letter in writing (email should be fine) stating which provisions they are in violation of, and explain you will let it go if they let you out of your agreement and turn over everything to your new manager.

And then you need to HOPE you sent the right marketing piece to them, and HOPE you filtered that list correctly, and then go to all the hassles of skip tracing and then RESEND those letters again spending an other residual fortune?
