MARKETING? DIRECT MAIL? RETARGETING? ETC...

Hey guys, a question regarding marketing! Do you guys do direct mail?? If so, what company do you use to find motivated sellers list for direct mail? I'm researching rebogateway, corelogic realquest pro, listsource or findmotivatedsellersnow but I haven't committed yet on which one to use. Does anyone have any experience using any of those companies listed above? Do you guys also do retargeting from Facebook, Instagram, Google for your motivated seller list that's provided from the company? because I feel like that be a great idea! Not only are you on their doorstep by doing direct mail and following up with direct mail but you're also on their phone on a daily basis by retargeting them (your direct mail list). When I say "list" I'm referring to a third party providing you motivated sellers such as Tax Delinquent List, Pre-foreclosure list, Probate list, etc.. rather than you going to the county to get that list yourself but does anyone know to get the list from their county? or can ANYONE make a video regarding how to collect a list from your own county? BECAUSE that would save me soo much money!!! The monthly subscription for those companies listed above is a bit pricey!
