Be Prepared to offer a nice down payment along with reserves for repairs and maintance (Although you are leasing, you will be taking control of the property, making you responsible for all maintance and repairs....and profits/Loss too)You can also negotitate your lease payments, and other terms so dont be afraid to ask for what works for you.

As an entrepreneur, I'm not afraid of investing time, cash, and energy into hard or difficult things.

I have run the preliminary numbers on the 8 unit (most promising) and am ready to partner with a veteran investor not afraid of answering questions!

I intend to ask a lot of questions on this forum, not because I'm afraid (trust me I'm not) but because I want to minimize my mistakes as much as possible and maximize my results! 

But I was afraid, repairs could exceed my estimate.Also, Washington state market may be different than your area as well unless you also buy out if state and are familiar with our area. 

I am definitely not afraid of a purchase of that magnitude though.
