Financing purchase of duplex

Hello,

I am interested in purchasing a duplex as an income producing property. However, since it will be owner occupied I was told I can not use hard money.  I currently have scores below 580 so a conventional loan is out the question. I am working on my credit and my score is going up steadily each month, but I really don't want to miss out on this property. The hard money lender suggested I come here and learn more about owner financing or possibly assuming the loan.  While I'm reading many threads I am hoping I can get some more advice or tips on how I can get some creative financing on this property.

I'd keep looking at those forums and find the people answering the questions. Reach out to them via PM. Also, search BP for lenders, investors, agents, etc. in your market who can answer the question. Its very likely that you'll find the answer and maybe even someone to help push the deal through for you!
