Any thoughts on this?

To provide clarity about my situation, I am currently job transitioning and would greatly appreciate insight on building a portfolio with income limitations.

I work full time as a VP at an institutional asset management firm and work probably 50+ hours a week, commute 3 hours a day and travel 25-30% for my job.

I live about 3.5hr away but have a full time job, kids, and other commitments that make DIY challenging. 

understood,  the property is really outdated so I wanted to really make it nice but the first estimate was 30,000 for labor along. so Im waiting for a quote  to just do lBP flooring a paint job. 

My thoughts were in line with @James Wise... a Section 8, and in California to boot?

However, our realtor did an amazing job of putting us at ease and going the extra mile with videoing unit and going over to look at anything when we had questions or concerns.

I also started working at a part-time job recently to start building an income history, get a W-2 form and receive paycheck stubs, which are necessary things to have to get approved for a mortgage.
