Screening Tenants California
I have about 10 applicants for a property. One of the applicants is a Section 8 applicant in the state of California.
(1) I want to be conscious when screening tenants, I am wondering should I have them all apply at once and play $40 for application fee, knowing that only 1 tenant would be able to stay?
(2) I have a Section 8 applicant and know that I am required to include them in the applicant pool, are the laws around do I have to prioritize section 8 tenant?

I sold my properties in California years ago and never looked back. I did an 1031 exchange. Invest in landlord friendly states only and new construction if you can. These two things made a BIG difference for me.
